SUMMARY
The Closer is familiar with all loan products that are offered by the Company. The Closer works closely with Loan officers/ Account Executives, Processors/Underwriters, Third Parties, and Brokers. Works in a team environment. Maintain company policy

JOB DUTIES AND RESPONSIBILITES
Verify and update information in destiny is correct per loan approval--review all closing related loan support documents from BlitzDoc (i.e.: approval, 1003, appraisal, insurance binders, certificates, title commitment, CPL, tax worksheets, purchase agreements, GFE, TIL, lock, payoff, and invoices, etc.)
Provide prep package to title company at least three hours prior to scheduled closing. Generate closing doc prep package and review for accuracy and completeness. General closing instructions, HUD 1, loan payment form, funding wire breakdown
Effectively communicate with Title Company to obtain changes/corrections needed for HUD approval.
Give HUD approval and forward complete documents to title company/closing
agent
.--review for compliance and update destiny with additional fees and payees
Run high cost tests for compliance and work with
broker
to make adjustments as necessary.
Verify borrower's required funds for closing is within underwritings approved tolerance and meets minimum/maximum investment/down payment requirements.
Disburse file in destiny/forward wire request to accounting.
Upload approved HUD, TIL, interthinx, and wire into Blitz.
Scan and upload closer's package into blitz for funding review
Address and resolve any underwriting, GFE, TIL, lock problems or issues as needed
Attention to details to minimize errors
Must be willing to adapt to change in policies and/or procedures.
Be positive
Meet or exceed 24 hour closing from CTC
Time management--must be able to effectively manage time while working different steps of multiple loans. Complete assigned files in timely manner
Address any calls or questions related to the closing/closing package as applicable
Customer service is #1 priority--be polite, professional, and as accommodating as possible
Punctual and reliable--willing to work overtime when needed.
Refer excess credit/APR issue files, C of C issues to closing Support
manager
for assistance.

JOB QUALIFICATIONS
High School Graduate
Minimum of two year's experience closing conventional, government or non-conforming loans
General knowledge of Underwriting, Product and Title Insurance requirements/procedures
Great, positive, winning attitude
Ability to be flexible and work under pressure
Excellent communication skills-written, phone and presentation
Strong
computer
knowledge and skills
Internet experience
Knowledge of lender paid and borrower paid compensation per TILA guidelines.
RESPA knowledge
Must be able to work shift 10:30-7:00PM.

Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
